| Video Discription | I bought 2 rental properties last week that were tied together in the same deal. The properties were owned by the same seller, but they are separate parcels and were bought with separate deeds. I paid $450,000 for both of them and after everything is rented is should bring in close to $6,000 a month in rent! That is an amazing deal once we get it done. The hard part is coming up! Remodeling some of the space and getting it all leased out. Although part of it is already leased which is awesome. The properties are mixed-use which means that they have both commercial and residential uses. The bigger property has three units with one being commercial and possibly residential, and the other two units being residential. I love having both as the commercial units often have longer stabler tenants who pay more, but the residential units are easier to rent. One of the units has amazing hardwood and is a cool loft/studio type property. Another unit is in the basement and needs some work but will also be very cool when we are done with it. The other building is smaller and is occupied with a long term tenant that is a brewery! Yes, I bought another bar but this time we are not going to run it. It is already operational.
